Upgrading to Level “A” MOHLTC Design?
Many operators are exploring the means by which they can upgrade B and C category beds to level A in order to meet current Ministry of Health Design Standards. This requirement provides both opportunities and challenges for LTC operators.
Upgraded and new facilities can equip management to more effectively address the multitude of client and staff requirements. Concurrently, the new funding initiatives provide potential opportunities for additional revenues and greater financial stability.
Most smaller long term care operators are well equipped to address the complex and demanding needs of their residents. However, successful redevelopment programs require a spectrum of additional skill sets, some of which are rarely found inhouse. Challenges include:
- Developing a vision for the future
- Determining functional requirements
- MOHLTC and LHIN approvals
- Development of a viable business plan
- Addressing changing staffing requirements
- Short and long-term project financing
- Establishing and managing redevelopment budgets
- Official plan and zoning amendments
- Architectural design
- Site plan approvals and building permits
- Construction management
- Scheduling and operating throughout the transition
Given the complexities of redevelopment, the design and execution of a comprehensive plan is mandatory for success. Snyder & Associates has worked with many operators to build over 7,000 long term care beds in Ontario over the past three decades. They provide a wide range of integrated services related to visioning, planning, design, approvals and permits, scheduling, construction and financing.
